According to the Tallahassee Board of Realtors data found in Multiple Listing Service (MLS), 5,342 residential homes sold in Leon County in 2021. 2,517 were located in the northeast, 1,679 in the northwest, 816 in the southeast, and 330 homes sold in the southwest. In comparison, 4,333 listings sold in Leon County in 2022, which is an 18% decrease, meaning the market has cooled off since the post-pandemic boom.
The average sales price of Tallahassee homes sold, according to data in the MLS, was $271,759, while the median sales price in 2021 was $239,000. This is an increase of 7% compared to 2020 data. When looking at more recent 2022 data, the average sales price was $307,217, which is higher than we saw, indicating there is more demand in the market.
