Across all neighborhoods, the average year of construction for homes in Tallahassee is 1986. Tallahassee Homes for Sale Market Update 

According to the Tallahassee Board of Realtors data found in Multiple Listing Service (MLS), 5,342 residential homes sold in Leon County in 2021. 2,517 were located in the northeast, 1,679 in the northwest, 816 in the southeast, and 330 homes sold in the southwest.
The average sales price of homes sold, according to data in the MLS, was $271,759, while the median sales price in 2021 was $239,000. This is an increase of 7% compared to 2020 data.  

 

In the first quarter of 2022 (January - March), 1,087 homes sold in Leon County, which is a slight decrease from the previous quarter (179 fewer homes sold to be exact). 787 of the homes sold during Q1 were detached, single family homes, 198 were townhomes and 102 were condos, which follows the same trend from the previous quarter. Across all homes type, the average list price was $288,580 and the average selling price was $288,444. It is still a strong seller's market, with homes selling at almost full asking price.

 

In Q2 2022 (April - June), 1,324 homes sold in Leon County. This is a 21.8% increase from Q1, which is expected as summer is typically the busiest season in real estate. Worth noting, this is down by 9.2% from Q2 2021, when the industry saw a boom in the housing market following COVID-19. Similarly to quarter 1, sales prices were higher than the listing prices, with the average listing price at $304,005 and the average sales price at $307,730.

 

Moving into Q3 2022 (July - September), there were 1,128 homes that sold in Leon County; down 14.8% from the peak summer months, and down 23.3% from Q3 2021. One shift that occurred in the market this quarter is that homes, on average, are no longer selling for more than their listing price. The average listing price in Q3 2022 was $317,185, and the average sales price was $315,400; an indicator the market is cooling off.
